This affordable HPD co-op building was in the direct path of hurricane Sandy. The 2.2-acre property was flooded with in six feet of salt water during and after the storm. The saltwater exposure rendered the mechanical and electrical systems useless and in need of replacement. The first floor and the sub grade basement were also badly damaged.
Built in 1965 the 13 story 138,000 sf tower had not undergone a renovation in 30+ years. The federal funds available to the building owner were supplemented with additional financing to complete an interior and exterior renovation. The work included a visual and sounding study then repair of the 46,332 square feet of facade, a new hardscape and landscape, new windows and storefront, new electrical service, new wiring and devices throughout the first two floors, a gas generator capable of powering the whole property, two new boilers.
